It was a terrific month for home sales in Four Hills during September. Home sales were strong, and pending sales went through the roof. The average price per square foot and months of inventory stats fluctuated wildly as the often do in this relatively small MLS area.

Strong Month for Home Sales in Four Hills
It was a strong month for sales in Four Hills, one of the best months over the last year. There were 7 closed sales in September 2012, nearly double the number of closings in September 2011, and over twice as many closed sales as last month.
Four Hills is a small, geographically isolated neighborhood. Because of its size, real estate stats are going to fluctuate more than in the larger MLS areas. The highest number of pending home sales, 12, were recorded in September.
Average Price Per square foot
At this point, with such wild fluctuations in the average price per square foot, I think the numbers are meaning less unless we drill down deeper. Of the 7 sales, three of the higher priced sales were newer homes, one was a complete remodel. If you kick those sales out, the average price per square foot was about $105.
Four Hills Housing Inventory
The same thing goes for this stat, its wild fluctuations are misleading.
