After and incredible month for home sales in the Downtown Albuquerque, home sales returned to more levels. Prices held steady, with only small changes in the average and median sales prices and price per square foot. With sales down significantly, the months of home inventory stat increased significantly.

Homes Sales Returned to Normal Levels
Home sales in the downtown area returned to more normal levels after an off-the-charts month in August. Sales in September 2012 matched sales in September 2011 exactly with 7 sales closed. Pending sales were back up, with 11 homes under contract but not yet closed.
Price Per Square Foot in Downtown Albuquerque
The average price per square foot appears to be improving. Over the last 13 months it has been $116. Over the last 6 months it increases to $124, and over the last three months it was $120. The numbers, however, have fluctuated so wildly over the last year it’s hard to spot any trends with conviction.
Available Home Inventory in Downtown Albuquerque
There was about 12 months of inventory in September, up considerably from levels over the last year.
